Tile roofs sell Florida houses — and confuse Florida homeowners, because the tiles themselves can last 50 years while the roof still fails at 25. The secret: on a tile roof, the tiles are the armor, but the waterproofing is the underlayment beneath them.

The underlayment clock

Beneath every tile field is a membrane doing the actual waterproofing. Traditional felt underlayments give roughly 20-30 Florida years; modern self-adhered membranes do better. When the underlayment ages out, the fix is a 're-lay': tiles carefully removed, new underlayment installed, sound tiles reinstalled — a fraction of full replacement cost and the single most misunderstood tile-roof service.

What actually breaks

  • Cracked tiles from foot traffic — satellite installers, pressure washers, and AC techs walking wrong cause more tile damage than hail here.
  • Slipped or displaced tiles after wind events, exposing underlayment to UV — small now, leak later.
  • Ridge and hip mortar aging out, loosening cap tiles.
  • Valley and flashing details, same as every roof type.

Maintenance that matters

  1. Keep foot traffic off — and when trades must go up, they should walk the headlaps (we brief every crew).
  2. Replace cracked/slipped tiles promptly; stockpile matching tiles when you find them, since discontinued profiles get scarce.
  3. Soft-wash only. Pressure washing strips surface, drives water under laps, and breaks tiles.
  4. Post-storm visual check from the ground with binoculars — displaced tiles telegraph clearly.
