Two different warranties cover every new roof, they cover different failures, and the gap between them is where homeowners get burned. Here's the decoder ring.

Manufacturer warranty: the materials

Covers manufacturing defects in the shingles or components themselves — and true factory defects are rare. Notes from the fine print: 'lifetime' typically means as long as you own the home, with full coverage only for an initial period before prorating begins; many warranties require registration within a window after install; and enhanced 'system' warranties only apply when the full component lineup (starter, underlayment, ridge, ventilation) is one brand, installed by credentialed contractors.

Workmanship warranty: the installation

Covers how the roof was put on — and installation error, not material defect, causes the overwhelming majority of young-roof leaks: flashing details, nailing patterns, valley work, penetrations. This warranty is only as good as the company standing behind it, which is why the door-knocker with no local address offering '10-year workmanship' is offering paper, not protection. What quietly voids coverage

  • Pressure washing the roof.
  • Unrelated trades doing damage — satellite mounts through shingles are a classic.

Questions that separate real coverage from sales talk
