When the house is too small but the neighborhood is right, the question becomes: add or move? Here's the honest Tampa Bay math on making your house bigger.

The per-square-foot reality

Site-built additions in our market typically run about $180-$320 per square foot — a 300 sq ft bedroom addition lands roughly $55,000-$95,000; a 600 sq ft master suite with bath runs well into six figures. Two truths hide in that range: bathrooms and kitchens push toward the top (plumbing is expensive square footage), and SMALL additions cost MORE per foot — because foundation, roof tie-in, permits, and mobilization get divided across fewer feet.

The cheaper cousins

  • Garage conversion: the structure exists — you're insulating, conditioning (hello, mini-split), and finishing. Typically a fraction of new-build cost, traded against losing covered parking (and mind the setback/parking rules).
  • Lanai/porch enclosure: converting covered outdoor space to conditioned living area leverages the existing roof — cost-effective when the slab and roof cooperate, but code treatment of windows, egress, and energy matters.
  • Second-story addition: no foundation footprint needed, but structural evaluation of the existing walls/foundation decides everything. Sometimes brilliant, sometimes a polite 'no' from the engineer.

What the process involves

  1. Design and engineering: drawings, structural engineering, energy calcs — additions are new construction legally and practically.
  2. Permitting: Pinellas/Hillsborough review takes weeks, and zoning (setbacks, lot coverage, FEMA flood rules in many coastal neighborhoods) can shape what's buildable before esthetics enter the chat.
  3. Construction: several months for a real addition — foundation, shell, dry-in, trades, finishes, with the roof tie-in and matching exteriors as the craftsmanship tells.

The move-vs-add answer

Add when: you love the location/schools, your lot allows it, and rates or prices make trading up painful. Move when: the addition budget approaches the price gap to the next-size house, your lot fights you, or the house needs the addition AND a full remodel to work.
