What decides lifespan (hint: not the boards)

Decks fail from the bottom up: undersized footings in sandy soil, ledger boards attached without proper flashing (the #1 cause of deck collapses nationally), and bargain fasteners that rust-streak within two years. Florida code takes wind uplift seriously for good reason — a deck is a wing if it isn't anchored like one. Stainless or coated structural fasteners and correct ledger flashing are where good builders quietly earn their price.
