Bathrooms are the highest cost-per-square-foot rooms in any house — everything in them is plumbing, waterproofing, or tile, and all three punish shortcuts. Here's where Tampa Bay budgets actually land.

~$12-18K: the refresh

  • Fixtures stay where they are: new vanity, toilet, tub/shower fixtures, tile floor, paint, lighting, and a reglazed or swapped tub.
  • The best value tier when the layout works and the bones are dry.

~$18-28K: the full gut, same footprint

  • Down to studs: new tile shower with proper waterproofing membrane, new tub or converted walk-in shower, tile throughout, new vanity/counters, exhaust upgrade.
  • Where most 'real' remodels land — everything new, nothing moved.

~$28-35K+: the transformation

Layout changes (moving drains and supply lines through a slab is real money in Florida — concrete cutting isn't gentle), curbless showers, double vanities, freestanding tubs, niche lighting, heated floors. Master-bath territory with master-bath returns at resale.

The corner nobody should cut

Shower waterproofing. The visible tile is decoration; the membrane system behind it is the actual shower. Florida's humidity means failed waterproofing doesn't just leak — it feeds mold inside walls for years before showing. It's the difference between a 30-year shower and a 7-year one, it's invisible at final walkthrough, and it's exactly where unlicensed crews save the money that makes their quote look great.

Florida gotchas

  • Slab foundations: drain moves = concrete work; quotes that shrug at this are quotes that change later.
  • Cast-iron drains in mid-century homes: often due for replacement while walls are open — the classic 'while we're in there' worth doing.
  • Ventilation code: a properly ducted exhaust fan (not into the attic!) is required and routinely botched.
  • Permits: plumbing and electrical changes require them — and unpermitted bathrooms surface at sale time.
