Flat and low-slope sections — Florida rooms, porch tie-ins, additions, and most commercial buildings — fail differently than shingle roofs and deserve their own decision guide. Here are the three systems we actually install, and where each wins.

TPO single-ply: the modern default

A white heat-welded membrane that dominates commercial roofing for good reason: reflective (real cooling savings under Florida sun), seams welded rather than glued, and typically 20-25 years of service when installed well. The catch is that installation quality is everything — welded seams done right outlive the membrane; done badly they're the first leak.

Modified bitumen: the proven workhorse

Asphalt-based rolled roofing, torch- or self-adhered in overlapping plies. Extremely tolerant of foot traffic and repairs, widely understood by every roofer, and cost-effective. Runs hotter than white membranes and typically gives 15-20 years. Often the right answer for small residential flat sections that tie into shingle roofs.

Silicone restoration: when the roof underneath still has bones

For aging-but-sound flat roofs, a fluid-applied silicone coating can add 10-15 years for well under replacement cost — seamless, ponding-water resistant, and highly reflective. It's a restoration, not a resurrection: a saturated or structurally failing roof needs replacement, and honest moisture testing first is what separates a smart coating job from an expensive paint job.

The Florida-specific factors

  • Ponding: our summer downpours find every low spot. Tapered insulation and correct drainage design matter more than membrane brand.
  • Reflectivity: white membranes and coatings measurably cut cooling loads here.
  • Wind uplift: attachment method and edge details are code-driven and carrier-scrutinized — another reason permits and inspections are your friend.
