In Florida, deals don't die over dated backsplashes — they die when the buyer's insurance quote comes back brutal because of a 17-year-old roof, or when the inspection flags an AC on its last legs in June. Here's the pre-listing checklist that protects your price on the two systems that actually move Florida contracts.

The roof: the insurability test

  • Know your number: the permit date of the last replacement is what everyone will look up. Shingle roofs near 15+ years trigger buyer-insurance problems regardless of condition.
  • Get documentation on your side: a contractor's condition report with photos, plus a wind-mitigation inspection, arms your listing against age-based assumptions — and wind-mit credits sweeten the buyer's insurance quote.
  • Fix the cheap flags: slipped shingles, cracked pipe boots, and stained decking cost hundreds now and thousands in negotiation later — inspection reports amplify small findings into big asks.
  • If replacement is unavoidable: a new roof is one of the rare pre-sale projects that can return most of its cost here, because it converts 'uninsurable maybe' buyers into bidders. Price both paths before deciding.

The AC: the June deal-breaker

  • Service it and keep the receipt: a documented recent tune-up answers the inspector's 'deferred maintenance' box before it's checked.
  • Know its age honestly: 12+ year systems will be flagged; a transferable quote for replacement (we provide these) lets you negotiate with facts instead of fear.
  • Clean the outdoor unit and clear the drain line — inspectors test operation, and a struggling system on test day writes its own repair addendum.

Fix vs disclose-and-price

The honest framework: fix what's cheap relative to its inspection-report shadow (small roof repairs, servicing, water heater flushes); disclose-and-price what's big and known (an aging roof you won't replace) — surprises found by THEIR inspector cost more than the same facts presented by you. And never paper over active leaks; Florida disclosure law and basic decency point the same direction.
