Roof First, Then Solar: The Sequencing Mistake That Costs Florida Homeowners Thousands

Roof First, Then Solar: The Sequencing Mistake That Costs Florida Homeowners Thousands
June 29, 2026 4 min readBy Ares Construction

Solar panels are a 25-plus-year commitment bolted on top of a roof that might have 8 good years left. When that roof ages out, every panel comes off, the roof gets replaced, and every panel goes back on — a remove-and-reinstall bill that routinely runs thousands of dollars and was entirely avoidable with sequencing.

The gate question: how old is the roof?

  • Shingle roof under ~5 years old: green light — solar and shingles will age out on compatible timelines.
  • 5-12 years: the judgment zone — get an honest remaining-life assessment BEFORE signing a solar contract. Sometimes the answer is proceed; sometimes it's reroof-first and save the double-handling.
  • 12+ years (shingle): reroof first, almost always. Any solar company happy to install on a roof this age is selling panels, not planning.
  • Tile and metal: longer runways change the math — metal in particular is solar's best friend, with clamp systems that never penetrate the roof.

Why the combined project wins

  1. One mobilization: reroof and solar in a single coordinated project, with flashing and mounts integrated into the new roof rather than retrofitted through it.
  2. Warranty coherence: one contractor owning both means no roofer-blames-solar-installer standoff when a penetration leaks in year 6 — the standoff every mixed-trade homeowner eventually referees.
  3. Wind-mitigation and permitting handled once, correctly.

This is the quiet advantage of hiring a roofing contractor who installs solar (rather than a solar company that subcontracts roofs): we assess the roof with no incentive to rush past it, and when it's reroof-plus-solar, one crew owns the whole waterproof outcome.
