Mini-splits are having a moment, and half the questions we get are some form of 'should I just do mini-splits everywhere?' Here's where they're genuinely brilliant in Florida — and where the trend outruns the sense.

Where mini-splits win outright

  • Garages and workshops: the classic Florida use case — conditioning a space your central system was never designed to touch, without duct surgery.
  • Additions and enclosed lanais: extending ductwork to an addition often overloads the existing system; a dedicated mini-split solves it cleanly.
  • Casitas, in-law suites, and offices over garages: independent control, no shared ducts.
  • Hot rooms the ducts underserve: that one west-facing bedroom that's always 4° behind the house.
  • Homes with no ducts at all: older block houses running window units — mini-splits are transformative there.

What they cost and deliver

A quality single-zone system installed typically runs in the $3,500-$7,000 range depending on capacity and line-set complexity — often less than extending and rebalancing ductwork, and the inverter-driven efficiency is excellent. They also dehumidify beautifully when sized right, which matters here more than anywhere.

Where central still wins

  • Whole-home replacement of a working ducted layout: multi-zone mini-split systems for an entire house usually cost MORE than a quality central system — and put a wall unit in every room, an aesthetic not everyone signs up for.
  • Uniform comfort across many small rooms: one properly designed duct system beats six wall heads for evenness and simplicity.
  • Resale conservatism: mainstream buyers still expect central; a house cooled entirely by wall units invites questions.
