The question every storm-damaged homeowner asks: 'How long is this going to take?' Honest answer: a smooth Florida roof claim typically runs one to three months from report to finished roof; a contested one can run longer. Here's the sequence, and where the time actually goes.
The clock rules to know first
- ▸Report promptly: Florida law sets deadlines for filing hurricane/windstorm claims (currently one year for new claims — don't sit on damage).
- ▸Insurers also operate under statutory timeframes for acknowledging, investigating, and paying claims — the process has a legal pace floor.
- ▸Your duty to mitigate (tarping, drying) starts immediately and is claimable.
The sequence, step by step
- Days 0-3 — Document and stabilize: photos of everything, emergency tarping, file the claim. Get your own licensed contractor's inspection on the calendar now, not after the adjuster.
- Weeks 1-3 — Adjuster inspection: the carrier's adjuster walks the roof. This is the highest-leverage moment in the entire claim — having your contractor present, with photo documentation, means damage gets counted instead of missed.
- Weeks 2-6 — Scope and settlement: the carrier issues its estimate. If it's short (missed slopes, code items, matching issues), your contractor submits a supplement with evidence. Supplements are normal, not adversarial.
- Weeks 4-10 — Contract, permit, materials: once scope and funds align, permitting in Pinellas/Hillsborough typically adds one to two weeks, materials a few days beyond that.
- Install — Most residential replacements finish in one to three days once crews start.
What stalls claims
- ▸No documentation from before cleanup or tarping.
- ▸Accepting the first estimate without a contractor review — missing items become YOUR cost later.
- ▸Signing an assignment agreement on the doorstep and losing control of your own claim.
- ▸Slow responses to carrier requests — the statutory clocks pause when they're waiting on you.
