Musty House? Indoor Air Quality in Florida: Filters, UV Lights, and What Actually Works

Musty House? Indoor Air Quality in Florida: Filters, UV Lights, and What Actually Works
July 4, 2026 5 min readBy Ares Construction

The IAQ industry sells a lot of glowing gadgets. Some genuinely matter in Florida; some are commission with a power cord. Here's our honest ranking after years inside Tampa Bay air handlers.

Tier 1: humidity control (the actual foundation)

Below roughly 50-55% indoor humidity, mold and dust mites struggle; above 60%, your house is a culture dish. Everything else on this list is cosmetic if humidity is wrong. The fixes in order: a right-sized (not oversized) system, longer gentler cycles via two-stage equipment, fan set to AUTO, sealed return ducts — and for stubborn cases, a dedicated whole-home dehumidifier.

Tier 2: real filtration

  • Upgrade from the 1-inch builder filter to a properly-fitted media cabinet (4-5 inch pleated, MERV 11-13): dramatically more capture with LESS airflow restriction — the single best filtration dollar.
  • Beware slapping a high-MERV 1-inch filter on a system not designed for it: the pressure drop can choke airflow and freeze coils. Filtration upgrades are a design change, not a shopping trip.

Tier 3: UV coil lights — for the right problem

A UV lamp aimed at the indoor coil keeps the coil's permanently-wet surface from growing the biofilm that causes musty startup smells and coil efficiency loss. In Florida this is a legitimately useful, modestly-priced upgrade. What UV is NOT: an air purifier for the whole house — a bulb in a duct treats surfaces, not rooms, whatever the brochure implies.

Tier 4: situational and skeptical

  • Duct cleaning: worthwhile for documented contamination, construction debris, or rodent history — not as a recurring subscription for clean ducts.
  • Ionizers/'plasma' devices: mixed independent evidence; we don't lead with them.
  • Fragrant 'air treatments': that's perfume, not IAQ.

Musty smells, allergy flare-ups, or a coil that's grown a science project: we diagnose the actual cause before selling the fix — usually it's humidity and filtration, in that order.

House smells musty at startup? Ask about a coil inspection and honest IAQ review.
